HOA Design Guidelines, Bylaws, and CCRs + City Codes
Below you will find PDF icons for all the current documents governing home ownership within Spring Mountain Meadows and Spring Mountain Ranch. Please note that BOTH sets of documents apply to our neighborhood. There are also important City Codes that govern our streets, dogs, and short term rentals.
The City of McCall requires a permit for a short term rental, and a number of restrictions that you need to understand and communicate to any of your guests. Full details can be found on the city's website here:

Spring Mountain Meadows (SMMA) and Spring Mountain Ranch (SMR) Homeowners Associations both have written design guidelines that must be followed for new construction and modification in SMMA. Both must be followed for SMM. These guidelines are available on each of the homeowner’s associations websites. The design review process is now a single collaborative process between the homeowner’s associations. These reviews and approvals are a required part of the process of obtaining building permits through the city of McCall. The design review process is conducted by SMR and SMMA Design Review Committee led by Jon Foster, a local architect. The review includes the SMMA and SMR design guidelines as well as city codes. The fees and process are as prescribed by SMR. Notifications and submittals for review and approval shall be sent to the following address:
